Gather records and clarify what you are selling

Pull together any permits, repair invoices, warranties and inspection reports you have. Burbank’s Building and Safety Division also has building records available online. If there’s an addition, converted garage or separate living space, we’ll want to review its documented status before describing it in the listing. Also, tell us which appliances or fixtures you plan to take with you so those items can be addressed in the contract.

Set the price and prepare for launch

We’ll look at similar homes that have sold and the listings buyers can choose from right now. Location matters, whether your home is in Magnolia Park, the Rancho area or the Burbank hills, but so do its condition and individual features. Once we’ve discussed the price, we can work out the schedule for preparation, photography and showings.

Evaluate offers and manage escrow

An offer is more than a number. We’ll go through the financing, contingencies and timing with you. Once you accept, there are deadlines for disclosures, inspections and other steps in the contract. We’ll help keep track of them and work through any buyer requests. Your move, utilities and key delivery should follow the agreed possession terms, with closing confirmed by escrow before possession is handed over.

  • How much is my Burbank home worth

    We’d want to look at your home and compare it with similar properties that have sold, along with what’s on the market now. Location, lot size, condition, layout and documented improvements all play a part. An online estimate can give you a starting point. A comparative market analysis helps us get into the details.

  • Should I renovate before selling

    Talk with us before you start a big project. A home may need paint, cleaning or a few repairs rather than a full renovation. In some cases, selling it in its current condition makes more sense. We’ll help you weigh the expense and time involved. Spending more on improvements doesn’t necessarily mean you’ll get that money back.

  • Can I sell my home as is

    Yes. You can offer the home in its current condition, but an as-is sale doesn’t remove applicable disclosure obligations. Buyers may still inspect and ask for repairs or credits under the contract. We’ll talk through known issues and how you want to approach the sale before we list it.

  • How long will it take to sell

    That depends on how much preparation the home needs, how it’s priced and what buyers are doing at the time. There’s also the escrow period after an offer is accepted. We can look at recent activity for similar homes and map out a realistic schedule with you, although we can’t promise an exact sale date.

  • What does it cost to sell a home

    We can prepare an estimated net sheet so you can see the expenses in one place. They may include negotiated brokerage compensation, escrow and title charges, applicable transfer taxes, preparation work, loan payoff costs and any credits you agree to give the buyer. We’ll update the estimate as the terms become clearer.

  • Are real estate commissions negotiable

    Yes. There’s no legally fixed standard commission rate. The services and compensation are set out in your listing agreement. A buyer may also ask you to cover some or all of their agent’s compensation, which you can consider along with the rest of the offer.

  • Do I need to stage my home

    Not every home needs the same approach. A vacant property may benefit from furnishings that help buyers understand the rooms. If you’re living there, decluttering and rearranging what you have may be enough. We’ll look at the home with you and explain the options and costs.

  • How do I check permits for an addition or garage conversion

    Start with the records you have and the City of Burbank’s building records. We’ll want to look at what the permits cover and any available inspection or final approval records. A permit by itself doesn’t necessarily confirm that all the work was approved. If something is missing or unclear, check with Building and Safety before making claims in the listing.

  • What should I disclose to a buyer

    Tell your agent about known conditions or facts that could materially affect the home’s value or desirability, including relevant inspection reports and concerns about past work. The forms depend on the transaction, but accurate answers matter. If you’re unsure about something, ask. Being exempt from a particular form doesn’t necessarily remove other disclosure duties.

  • Is the highest offer always the best offer

    Not always. A higher price may come with financing concerns, longer contingencies or credits that change what you’ll actually receive. We’ll compare the offers with you, including the deposit, ability to close and possession date, so you can decide what best fits your plans.

  • Can I sell and buy another home at the same time

    Yes, and it helps to talk about the timing early. Your lender can explain your financing options and when you’ll need the proceeds from your sale. Depending on the situation, a purchase contingency or agreed possession after closing may help. Those arrangements depend on the other parties, the contract and any lender restrictions.
